Estimating a property

Calculate an estimate based on your agency's sales and listings, including a range, a median per m², and a list of comparables.

Purpose

The “Valuations” screen calculates the value of a property by comparing it to completed sales and sales listings from your agency located nearby. The estimate is therefore based on your own market references, which makes it verifiable comparable by comparable.

The calculation uses the median price per m² of the comparables, applied to the surface area of the property, as well as a range extending from the first to the third quartile.

Where to find it

  1. Sales
  2. Valuations

Steps

  1. Click on “New” and link the valuation to an existing “Unit” or enter the “Address”, the “Postcode” and the “City”.
  2. Indicate the “Type”, the “Surface (m²)”, the “Bedrooms” and the “Status” of the property, as well as the “Owner” if the valuation is intended for them.
  3. Save the entry, then click on “Compute” on the valuation line.
  4. Consult the “Estimate”, “Range”, “Median per m²” and “Comparables” columns in order to assess the result.
  5. Download the “Report (PDF)” in order to provide it to the owner.

Good to know

  • The surface area and the postcode are essential; when a unit is linked, missing data is retrieved from its file.
  • Comparables are first searched for within the same postcode; if there are fewer than three, the search extends to properties located within 6 km, or to the same postal zone in the absence of coordinates.
  • Amounts are rounded to the nearest thousand, and a maximum of 25 comparables are retained, starting with the closest ones.
  • The calculation cannot be completed if the agency does not have any comparable sales or sales listings.
