What real estate software should cover

Real estate software is used to manage properties, people and money. Properties are buildings and units. People are owners, buyers, tenants, co-owners and contractors. Money is commissions, rent, service charges and calls for funds.

Most tools cover one part of this chain. The CRM knows the applicant, the management tool knows the lease, the spreadsheet calculates the landlord statement. REOS brings these functions together in one database: information entered once is used on every screen.

Software for each business line

Each organisation ticks the business lines it works in. The menu shows only the screens it needs. An independent agency that only handles sales has no co-ownership screen; a network that sells, lets and manages buildings sees everything.

  • Sales agency: applicants, viewings, matches, valuations, offers, sale files, instruction register.
  • Lettings and property management: applications, leases, rent, indexation, deposits, service charge statements.
  • Block management: shares, budget, calls for funds, general meetings, online voting.
  • Property developer: unit grid, options, reservations, construction stages, finishes.
  • Investor and asset management: yield, rent roll, financing, forecast.

The functions, screen by screen

  • Portfolio: buildings, units, photos, floor plans, documents, property sheet in PDF.
  • Listings in four languages, published on the agency website and in XML and JSON feeds.
  • Calendar: viewings, appointments, tasks, online viewing booking, visitor feedback.
  • Inventories with photos, meters, keys and on-screen signature.
  • Simple e-signature with a code sent by email and a certificate.
  • Invoices, commissions, CSV bank import, CSV and Excel accounting exports.
  • Automations: after an action (signature, payment, viewing…), the next steps run, with or without confirmation.
  • Interconnections: modules talk to each other; REST API, webhooks, feeds and links to your tools.

What is included and what is configured on request

Included: the agency website, XML and JSON feeds, simple e-signature, CSV bank import, accounting exports, automations, interconnections (API and webhooks) and free AI. AI drafts listing text, reads documents, prepares viewing reports and meeting minutes; its usage is displayed and never billed.

Some connections depend on your own contracts: direct connection to property portals, CODA or bank connection, itsme signature and transfer to accounting software. REOS configures them on request, using your credentials. The request is made from the relevant screen.

Working across several countries

Teams that work in more than one country keep a single database. Each lease, each co-ownership and each project carries the legislation of its country: Brussels, Wallonia, Flanders, France, Luxembourg, Spain or the Netherlands. Indexation uses the indices published by Statbel and INSEE.

For co-ownerships, general meeting majorities follow the rules of the selected country. For developments, construction stages start from a Breyne Act or VEFA template and can be adjusted project by project. Listings and documents are written in English, French, Dutch and Spanish.

Switching real estate software

Data migration is done register by register from CSV files: buildings, units, owners, contacts, leases. Each import shows the column mapping and a preview before anything is written. Pricing follows the number of units managed, not the number of users: the whole team can have an account. Prices are on the Pricing page.

The demo covers these functions on a structure close to your portfolio, which makes it possible to check that they meet your needs.

Choose a plan

Find the plan that fits your organisation

These five questions recommend the plan from the Pricing page that matches your portfolio, and then prepare a demo on that basis.

Which business lines do you operate?

You can select several answers.

How many units do you manage?

A unit is a lettable or saleable property; a building with twenty flats counts as twenty units.

In which country do you mainly operate?

Lease, indexation and co-ownership rules are configured for this country.

How many agencies or legal entities does your organisation have?

The multi-agency and multi-entity structure is included from the Business plan.

Which functions would be useful from the start?

This question is optional; the functions listed are those of the plan comparison table.

The questionnaire requires JavaScript. You can view the Pricing page directly or request a demo. Compare the plans
