By business line

The screens each business line needs

Each organisation enables the business lines it operates, so that the menu only shows the relevant screens, all connected to the same database.

Sales

Applicants, viewings, offers and instructions are linked to the property concerned, which makes it possible to follow a sale from first contact to completion without entering data twice.

Included screens

  • Applicants
  • Viewings
  • Matches
  • Valuations
  • Offers
  • Sale files
  • Instruction register
  • Anti-money laundering checks

Lettings and property management

A signed lease feeds rent demands, indexation and landlord statements, so that day-to-day management relies on a single record per unit.

Included screens

  • Applications
  • Leases
  • Inventories
  • Deposits
  • Rent demands
  • Indexation
  • Reminders
  • Service charge statements
  • Tenant portal

Block management (syndic)

Shares and apportionment keys form the basis of the budget, calls for funds and general meeting votes, which keeps calculations consistent from one financial year to the next.

Included screens

  • Units and shares
  • Apportionment keys
  • Budget
  • Calls for funds
  • General meetings with online voting
  • Insurance claims
  • Maintenance contracts

Property development

The unit grid connects options, reservations and construction stages, so that calls for funds follow the actual progress of the project.

Included screens

  • Unit grid
  • Options and waiting lists
  • Reservations
  • Construction stages
  • Calls for funds
  • Finishes
  • Buyer portal

Asset management and investment

Rents, financing and charges are read directly from the portfolio, which makes it possible to calculate yield and forecasts without an intermediate spreadsheet.

Included screens

  • Yield
  • Rent roll
  • Financing and amortisation schedules
  • Forecast
  • Landlord report

The chain everything links to

Real estate software often fails at the joins. The CRM knows the applicant but not the unit. The management tool knows the lease but not the instruction that allows it to be invoiced. The accounting export knows amounts but not the building that produced them.

REOS starts from a single chain: organisation and team, owners, buildings and units, instructions, contacts, leases and sales, then documents, money and operations. A photo belongs to a unit. A commission belongs to an instruction or a sale. A works order belongs to a unit and a contractor.

What is included

  • Agency website with one page per listing, contact form and viewing booking.
  • XML and JSON feeds of published listings, to hand to partners who import them.
  • Simple e-signature: code sent by email, traced signature, SHA-256 fingerprint and certificate.
  • Bank statement import in CSV format, with payment matching.
  • CSV and Excel accounting exports: sales journal, purchase journal, transactions.
  • Interconnections: modules share the same records; REST API, webhooks and exports also link your tools.
  • Automations: after an action (signature, payment, viewing…), the next steps run, with or without confirmation.
  • Free AI, included: bulk actions and strategic help in the relevant workflows; usage displayed, never billed.

What REOS configures on request

Some connections depend on your own contracts. REOS configures them for your organisation, using your credentials: direct connection to property portals (Rightmove, Zoopla, Immoweb, Zimmo, SeLoger, Funda and others), CODA or bank connection, itsme signature, transfer to your accounting software, two-way sync with Google Calendar or Outlook. The request is made from the relevant screen.

Country rules are configuration

A lease carries its legislation: Brussels, Wallonia, Flanders, France, Luxembourg, Spain or the Netherlands. Indexation uses the indices published by Statbel and INSEE, applies the EPC correction factor in Brussels and blocks the rent review of a home rated F or G in France. General meeting majorities follow Belgian law or articles 24, 25 and 26 of French law.

Permissions and hosting

Access follows team roles. Tenants, co-owners, buyers, contractors and signatories receive a personal, revocable link limited to their own data. Data is hosted in the European Union.

The demo follows this flow on a portfolio comparable to yours, from the building to the landlord statement.

Frequently asked questions

Can we use only part of REOS?
Yes. Each organisation ticks its business lines: sales only, lettings only, block management, development, or several at once. The menu follows that choice.
How do we migrate data from another software?
Migration is done register by register from CSV files: buildings, units, owners, contacts, leases. Column mapping and a preview come before the import.
Does REOS replace accounting software?
No. REOS issues the agency’s invoices, tracks rent and commissions, and exports journals in CSV and Excel. A direct transfer to your accounting software is configured by REOS on request.

A demo on your own portfolio

The demo runs on a structure that matches yours: unit count, mandate model and portals. Forty-five minutes, no slide deck.
