Sales

Recording and negotiating offers

Record received offers, notify the seller, make counter-offers and accept the selected offer in order to open the sale.

Purpose

The “Offers” screen tracks every purchase offer submitted for your units, including the amount, suspensive conditions, validity date and negotiation history, in order that you have a complete record of all exchanges.

Accepting an offer automatically opens the sales transaction at the agreed price, changes the unit status to “Reserved” and refuses other pending offers for that unit, which prevents any inconsistency between screens.

Where to find it

  1. Sales
  2. Offers

Steps

  1. Click on “New offer” and select the “Unit” from the available or reserved units, followed by the “Buyer”.
  2. Specify the “Amount”, the “Valid until” date, tick the applicable “Conditions” and complete “Other conditions” if necessary.
  3. Save the entry so that the seller is notified by email and the offer appears as “Pending”.
  4. Click on “Counter-offer” to propose a different amount, or on “Refuse” or “Withdrawn” depending on the response.
  5. Click on “Accept” and confirm in order to open the sale.
  6. Use “Reopen” to return a refused or withdrawn offer to pending status.

Good to know

  • The available conditions are “Mortgage approval”, “Sale of another property”, “Permit or authorisation”, “Survey or inspection” and “Clean soil certificate”.
  • An offer whose validity date has passed is indicated by the label “Expired”.
  • “Notify the seller” sends the offer notification, where the selected seller is the principal of the active sales mandate, or the property owner if no mandate exists.
  • The “History” column indicates the number of steps and the date of the last one, and details are displayed on hover.
