Index rent

Purpose

The “Indexation” screen lists the leases whose anniversary date is approaching, along with the “Base rent”, the “Base index”, the “New index”, and the resulting “New rent”.

The “Rule” column applies the limits linked to energy performance.

Steps

1. Click “Fetch indices” in order to load the latest published values.
2. Check the “Anniversary”, the “Base index”, and the applied “Rule” for each lease.
3. Enter a “New index” if necessary, in order to proceed when the monthly value is not yet available.
4. Review the calculated “New rent”.
5. Click “Apply and send” in order to update the lease rent and send the indexation letter to the tenant.

Good to know

• When the base index is missing, REOS uses the value from the month preceding the start of the lease and flags it with an asterisk.
• The button remains inactive when the calculation is impossible or prohibited.
• The indexation letter is generated as a PDF, sent by email, and filed in the documents.
