Lettings

Processing rental applications

Receive applications with their documents, compare the files and accept a candidate in order to create the tenant and a draft lease.

Purpose

The “Applications” screen centralises rental candidate files, whether they originate from the public form or from entry by the agency. Each row displays the “Income”, the “Rent and charges” and the “Income / rent” ratio, coloured according to whether it reaches three times the rent, which allows you to identify solid files quickly.

Accepting an application creates or updates the tenant profile, opens a draft lease on the unit in question and transfers the documents from the file to the profile, in order that the letting process continues without re-entry.

Where to find it

  1. Letting
  2. Applications

  3. Select multiple applications and click on “Compare” in order to display them side by side in the “Applicant comparison”.
  4. Click on “Accept” in order to select a candidate: they become a tenant and a draft lease is created, which you open with “Open the lease”.
  5. Click on “Refuse” in order to reject a file: a rejection email is sent to the candidate.

Good to know

  • The “New” button allows you to enter an application received offline, by means of the “New application” form.
  • Rejected files are deleted automatically six months after the decision, documents included, in accordance with the consent given by the candidate, and the deletion date appears in the panel.
  • The accepted candidate receives a confirmation email, and the draft lease incorporates the rent, charges and guarantee of the unit as well as the desired move-in date.
