Comparing move-in and move-out

At move-out, REOS compares the move-in inspection, suggests observed damage, and calculates the amount to be retained from the deposit.

Purpose

For a "Move-out" inspection, the editor displays the "Comparison with move-in" block, which lists the "Condition changes" recorded room by room and allows the AI to compare move-in and move-out photos in order to suggest visible differences.

The suggestions are grouped under “Proposed damage”, where the agent qualifies each observation and decides whether to retain it, so that the resulting total is applied during the release of the rental deposit, ensuring continuity between the inspection and the statement provided to the tenant.

Where to find it

  2. Inspections

Editor for a move-out inspection, "Comparison with move-in" block.

Steps

  1. Open the move-out inspection using "Edit" and choose the reference "Move-in inspection" if several exist.
  2. Consult the "Condition changes", which compare the condition at "Move-in" and "Move-out" for each item.
  3. Click on "Compare the photos" in order to obtain the differences suggested room by room.
  4. For each item of damage, specify the "Observation", the "Severity" (“Normal wear”, “Minor damage” or “Major damage”) and the "Amount", and then tick "Retained".
  5. Add manual observation using "Add damage" if necessary, and then save.

Good to know

  • Photo comparison only applies to rooms photographed at both move-in and move-out and bearing the same name; otherwise, the message “No room has photos at both move-in and move-out.” is displayed.
  • The "Total retained from the deposit" is recalculated with each modification based exclusively on the ticked items of damage.
  • AI suggestions remain advisory, meaning no amount is retained without explicit validation by the agent.
