Establishing a forecast

Project rents, costs, income, debt and value over several years according to your assumptions, and save your scenarios.

Purpose

The “Forecast” screen projects the evolution of the investment year by year, based on current leases, financing and the assumptions you set. It presents potential rent, losses related to lease ends and vacancy, net rents, costs, works, net operating income, interest, repaid capital, cash flow after debt, debt, value and the loan-to-value ratio.

Saved scenarios allow you to compare several sets of assumptions without having to re-enter them.

Where to find it

  1. Investment
  2. Forecast

Steps

  1. Choose the “Scope”, “Every building” or a specific building, as well as the number of “Years”.
  2. Enter the assumptions: “Indexation per year (%)”, “Structural vacancy (%)”, “Months vacant at lease end”, “Rent change on reletting (%)”, “Works per year”, “Owner cost growth per year (%)” and “Value growth per year (%)”.
  3. Consult the table and the “Net rent and cash flow after debt” chart, which update upon each modification.
  4. Click on “Export” to obtain the projection in CSV format.
  5. Enter a “Scenario name” and click on “Save scenario”, then use “Apply” to recall it or “Delete” to erase it.

Good to know

  • The projection requires at least one lease or financing arrangement within the selected scope.
  • A scenario retains the scope, duration and all assumptions, which guarantees a comparison based on identical data.
  • Costs and starting value originate from the financial data entered in “Returns”.
