Phase 3

Transactions

A sales pipeline that knows the property, the mandate and the commission.

Selling a property is a long chain of dated events: mandate signed, listing live, viewings held, offer received, offer accepted, preliminary contract, conditions cleared, deed signed. Miss a date and a deal slips a month. Lose a document and a notary waits.

REOS runs the transaction as a pipeline on top of the same portfolio and mandate data. Seller, buyer, unit, agent, price, conditions, notary and documents live on the deal. Expected commission is computed from the mandate, so the pipeline value on the executive dashboard is a real forecast rather than an optimistic guess.

What it does

  • Stages from marketing to deed, with dated milestones and owners per stage.
  • Offers, counter offers and acceptance history on the deal.
  • Commission calculation, splits between agents and offices, and invoicing.
  • Notary and third party contacts with document exchange.
  • Conditions and deadlines tracked as tasks, not as calendar notes.

What it automates

  • An offer is accepted, so the listing status changes on every portal and the preliminary contract checklist opens.
  • A suspensive condition deadline approaches and the responsible agent is alerted.
  • A deed is signed and the commission invoice is prepared with the agreed split.

Records behind this module

These are the actual tables in the platform. Every other module reads the same rows, which is why nothing needs reconciling.

Frequently asked questions

Can we split commission between two agents and an office?
Yes, splits are defined on the deal and carried into the commission and invoicing records.
Does it work for new build programmes?
A programme is modelled as a building with its units, so reservations and staged payments follow the same objects.

Ready to see it on your own portfolio

A demo runs on a structure that looks like yours: your unit count, your mandate model, your portals. Forty five minutes, no slide deck.
