Phase 3

Finance

The property specific financial layer, not a replacement for your accountant.

Trying to replace a full accounting system on day one is how property software projects fail. What agencies actually lack is the layer above accounting: what was collected per unit, what the agency kept, what was spent on works, and what is owed to each owner this month.

REOS computes that chain explicitly. Gross revenue, agency fees, expenses and owner payout are derived from leases, mandates and tickets, so an owner statement can be produced in seconds and defended line by line. Exports then feed the accounting package you already use rather than fighting it.

What it does

  • Revenue lines: rent, fees, commissions, recharges.
  • Expense lines: maintenance, vendors, charges, works.
  • Gross to net calculation per owner, per building and per period.
  • Owner statements and payout preparation with supporting documents.
  • Exports and API for accounting packages and business intelligence.

What it automates

  • Month end closes and statements are generated for every owner with an active mandate.
  • A maintenance invoice is approved and appears on the owner statement with the ticket attached.
  • An outstanding balance passes thirty days and appears in the executive dashboard alerts.

Records behind this module

These are the actual tables in the platform. Every other module reads the same rows, which is why nothing needs reconciling.

Frequently asked questions

Is this a replacement for our accounting software?
No. It is the property side of the ledger, with exports to your accounting system. Full accounting integration is an enterprise topic.
Can it handle client money separation?
Yes, accounts are modelled separately with an audit trail, which is a requirement in the United Kingdom in particular.

Ready to see it on your own portfolio

A demo runs on a structure that looks like yours: your unit count, your mandate model, your portals. Forty five minutes, no slide deck.
