Phase 1

Portfolio

One record per building, lot and unit, with everything attached to it.

Most agencies hold their portfolio in three places at once: a spreadsheet for the commercial view, a folder tree for the documents, and the memory of whoever handles the building. REOS replaces that with a single hierarchy of building, lot and unit, so a fifty unit apartment block behaves like one asset with fifty children instead of fifty unrelated rows.

Each unit carries its own surface, layout, rent, charges, valuation, energy rating and status. Photos, plans, certificates, leases, tickets and transactions attach to the unit rather than living in a shared drive, which means the answer to any question about a property is on one screen instead of four systems.

What it does

  • Building, lot and unit hierarchy for full blocks and mixed use assets.
  • Structured attributes: surface, rooms, floor, equipment, energy rating, valuation.
  • Media library per unit with ordering, captions and portal ready sizes.
  • Full history: who changed the rent, when the mandate started, which tenant left.
  • Saved views and filters that match how each office works, not a fixed layout.

What it automates

  • A unit becomes vacant, so the listing draft, the inspection task and the owner notice are created together.
  • An energy certificate reaches its expiry date and the property manager is warned before publication is blocked.
  • A valuation is updated and the portfolio value on the executive dashboard follows immediately.

Records behind this module

These are the actual tables in the platform. Every other module reads the same rows, which is why nothing needs reconciling.

Metrics it produces

  • Units under management
  • Occupancy rate

  • Average rent per unit

Frequently asked questions

Can REOS handle an entire building owned by one company?
Yes. The building is the parent record, each lot and unit sits underneath it, and mandates, leases and financials can be attached at any level.
Do we have to migrate every property at once?
No. Migration usually runs per office or per owner group, so the teams that are ready start first while the rest keep working as before.

Ready to see it on your own portfolio

A demo runs on a structure that looks like yours: your unit count, your mandate model, your portals. Forty five minutes, no slide deck.
